We were referred to a seller who was very distressed. She and her sister had inherited their parents home and had a brother living in it for a while. When the brother went to an assisted living facility, they listed the home with a realtor who had gone to school with one of their daughters. The description said that the house was a “handy man’s special” and had foundation and every other kind of mechanical and structural issue….and was priced too high if all those things were true.
We met with the sellers at the property….it was sad….the house had some deferred maintenance…painting that would help…inside and out…gorgeous hardwood floors camouflaged by multi colored shag carpeting and old wallpaper….faded colors…it needed someone to love it.
We went through the house with a friend that was a home inspector and did it as a favor to the industry….and the sellers who were his neighbors. We assembled a team…someone to repair drywall, do some bathroom updating…a punch list of wallpaper to be removed…paint swatches for each room…windows to be watched…old,heavy, tired drapes to be removed….lots to do. The daughters came over and began the wallpaper stripping and painting. I was feeling guilty about the lengthy “to do list” but if they wanted it to sell…it needed to be the best it could be. A foundation specialist will do his magic with beams to reinforce walls…a new roof….old carpet removed,..wallpaper stripped…fresh paint. We would be back with some staging…and “the little house that couldn’t…would ! “
Guilt is eased with food…so homade monster subs, chips, pickles, fruit and cupcakes…and as I went to the last store for fresh Italian bread…I was near a hardware/home supply store and decided that the freshly painted walls would better be served by new switch plate and outlet covers and bought a few handfuls of each. While searching to find them….a store employee asked me if I had found everything I needed and what was my home sprucing project. I explained that my husband and I were realtors and we were helping our sellers get the house ready for sale. “Oh Good !” he almost screamed. Gee, I thought for handfuls of plastic covers, that seems like a lot of emotion. “ I was looking for a realtor…I got divorced years ago and have been renting ever since….” We talked further…YES….he did qualify for the first time buyers tax credit…and was free to look this weekend. I gave him the name of several lenders to contact and took my purchases to the cashier. “Can we go to buy my house this weekend ?” he asked with a smile in his voice and a twinkle in his eye….”Absolutely we can, “ I told him….and we will. Call it the law of attraction in action…call it one good turn deserves another. When you make it about them….it is about you….your deeds…your attitude ….defines you personally and professionally…who do you want your life to be about ?
