I took the sales core course at the Delaware Real Estate convention in Dover.

I will just point out a couple of things that were brought to my attention that I was not aware of.

First is that a deposit is not required with a sales contract to get it ratified.  Of course we all get deposits and probably always will, but according to Mr. Plummer who taught the course on Thursday afternoon it is not required.

Just like money is not required for the listing agreement. 

About 2 years ago, we had an inner-office e-mail go out saying many of the laywers in the Dover area thought a deposit was neccessary.  I believe that came about because some agents were writing sales contracts to banks and faxing a copy of the checks and not getting the original to the listing agents.

If my memeory is iccorect on this point, I am sure I will be told.
