Waiting for a buyer is the approach of many sellers and agents, yet agents that has been in the business a long time know that you must have buyer exposure or you are not going to sell.
Homes that stay on the market a long time must be marketed differently than new listings. Most people say, "they have been trying to sell that home for a long time". I'll bet you even have said that about a home. Marketing, price, location, condition and agent will make a huge difference in your success. You have to be very aggressive in todays market. Buyers have many choices. Once thing to remember if you get an offer it may be your best offer and it also may be your only offer!
