Kauai, Hawaii REO & Foreclosures, October 19, 2009 Update

New Upcoming Kauai REO Property:

 #1. 4277 Puaole Street, Lihue. I haven’t driven by this home yet. But according to the Kauai Business Report  not only was there a foreclosure action but also a court foreclosure ejectment filed. When a home is foreclosed on by the bank and they take it back in foreclosure and the home is found occupied the banks usually try to work out a agreement with the occupant to move. However if the occupant refuses to move the Bank’s attorney goes back to court to get a writ of ejectment which allows the sherrif to physically remove the occupant. According to the Kauai Business Report the Plaintiff appears to be a private company or firm rather than a traditional bank. Not all notices of foreclosure will lead to be a listed REO property. But when a notice of ejectment is filed along with a foreclosure it is a sure sign that the property is banked owned (or private party foreclosure).

New Listed Kauai REO Property:

Waipouli Beach Resort Waipouli Beach Resort A304, Kapaa.  This is an oceanfront/beachfront newer upgraded high end 2 bedroom 3 bath condo in great condition with great views. $1,060,900. Kauai REO Properties in Escrow:

1. 4107 Kawili St, Lihue. 3 bedroom 3 bath modern home in Molokoa. Granite counter tops, spa tub & tile floors. $559,900. MLS#227900. A bank of America REO.

Price Reductions:

1. Mauna Ka 5A, Kao Kai Ph 1, Princeville. This 2 bedroom 2 bath condo boasts 1503 sq ft. of living area. This is the ground floor one level unit. Priced at $209,000. MLS#226523.

Sold Kauai REO Properties:

1. Sun Village Kauai #C312. 1 bedroom, 1 bath leasehold condo on 3rd floor of Sun Village, an adult only/retirement community. $100,000. MLS# 226515. Sold for $96,650 cash 10/16/2009.

2. Nihilani at Princeville #14A. This is a 3 bedroom 2.5 newer condo in Princville. $489,900. MLS#225806 Sold for $490,000 10/13/2009 CNV.

 The Kauai Business Report is an interesting resource in seeing what foreclosure have been filed in court, It also lists recorded real estate transactions. But because the publication only comes out monthly it can be outdated. On the October 14th 2009 issue on page 15 of closed transactions it lists closed sales for the month of August. So while it lists the foreclosure/bank recordation of my listed Makauena unit, that property had already closed on the 9th of October on a resale. However other bank owned properties are listed. Page 15 has the foreclosure actions. But please note not all foreclosures become REOs. Many are postponed due to loan mods, bankruptcy proceedings and other legal proceedings. Hi Julie.  It doesn't seem that long ago that Waipouli Beach Resort was nothing more than a tent on the beach staffed with 2 sales people.  Fast forward to today and it's built, sold, and some are foreclosed.  That's a heck of a turn of events.
