Do the Right Thing--For Your Protection-Get a Home Inspection

Home Buying 101--Definitely get the home inspection.  Sure, you--the buyer--pay for the home Inspection, but that makes total sense so that you are the party who chooses your inspector.  The price of Inspections vary with the size of the house, whether or not it has a pool, a septic system, etc.  The price also varies with the market area. 

In the Lake Conroe, Huntsville, Lake Livingston, TX market areas, inspections start at about $250.00.  Again, depending on the size of the home and amenities, the price fluctuates.  Be sure you have at least 2-3 or more Inspectors from which to choose.  Call them, ask questions.  No question is too small or inconsequential.  Within 48 hours, you should have in your possession a written inspection report.

Ten Important Questions to Ask Your Home Inspector

 

 

 

1. What does your inspection cover?

2. How long have you been practicing in the home inspection profession and how many inspections have you completed?

3. Are you specifically experienced in residential inspection?

4. Do you offer to do repairs or improvements based on the inspection?

5. How long will the inspection take?

6. How much will it cost?

7. What type of inspection report do you provide and how long will it take to receive the report?  

8. Will I be able to attend the inspection?

9. Do you maintain membership in a professional home inspector association?

10. Do you participate in continuing education programs to keep your expertise up to date?

Be sure your inspector is licensed with the proper licensing entity--in Texas it is TREC (Texas Real Estate Commission) and be sure the inspector comes highly recommended.    Ask your Realtor.  Your Buyers Representative--Your Realtor-- is committed to you having a positive home buying experience.  And on this note, be sure your agent is a Realtor.  A Realtor is different from a real estate agent in that a Realtor is held to a Code of Ethics which ensures that your agent is accountable to the Local, State and National Aassociation of Realtors. 

Back to the Inspection.  The house may look great-but you want to see what is not obvious--latent defects.  "Latent defects" are those defects you cannot necessarily see. So, do the right thing:  For Your Protection--Get a Home Inspection.  They did!  And these doctors look pretty happy

Mari, some buyers think they are smart by saving the money for a home inspection.  They are spending the most important money of their lives.  They MUST get a home inspection to protect that investment.  Thanks for the post.

Surely everyone should get a home inspection.  I predict that some day it'll be an FHA financing requirement.
