Four Ways to Increase the Value of Your Home

I am a female real estate agent in Olathe, KS.  If you know anything about Olathe and many of the surrounding areas in Kansas City, there are many opporunites around here for people who are willing to roll up their sleeves and do a little work.  Here are four main things I always reccomend that my sellers work on before we list:

• Touch up exteriors. Repainting the trim and front door of your house can significantly boost its curb appeal, This kind of retouching work is easy on the budget and can be done in just a couple of hours.

• Replace your floors. The widespread availability of affordable "floating floors" (flooring options that can be installed on top of boards or linoleum) makes updating the floors in your rec room or pantry a cinch.

• Update your hardware. Switching out old light fixtures and faucets is a simple, affordable way to modernize your home. While you're at it, equip your house with fixtures that support halogen light bulbs to save money on your electricity bill.

• Transform your yard. Landscaping doesn't have to break the bank. Replacing overgrown shrubs and bushes and adding some flowers for color is an economical way to add value.

This is a home from one of my clients, also now my assistant Layna!  We found her a cute little bungalow in the Waldo area of Kansas City  and in just a couple of years, look at the difference!

Thanks Marti!  I have a condo, so I guess I would focus on your second and third points. Any other suggestions for condos?

Great advice. I was just in Kansas a few weeks ago and a friend had just repainted his early 1900's home. What a difference a little paint makes.
