We all had our share: the place is a mess, stinks, the "friendly" pet(s) are roaming around, the litter box is an eyesore, the tenant makes it very difficult or does not show up, the tenant claims something was stolen...
Two possibilities:
- Prevention: At the time the lease is signed have the tenant sign an Addendum that clearly stipulates that the seller reserves the right to show the property for sale while tenant is in place. Hours, modalities, notices, liability... All terms need to be spelled out as well as stipulation of "Lease Default" in the event tenant unduly interferes or prevents showings.
- After the fact: offer a rent reduction or some sort of incentive (maid service once a month, free pizza, free blockbuster video rental...) in exchange for their cooperation.
Anyone with other ideas?
