I went to a mandatory "Code of Ethics" class a week ago to the RAMB biulding, and one of the speakers posted a question. Who is actually doing what it takes to "Sell" more, "List More" and "Make more Money"?. I was sitting in front of the class so it was kind of difficult to see who else raised their hand other than me. After a few seconds of silence the guy yelled at the classroom pointing at me. Is he the only one being proactive out of almost 60 people in here? I turned around with my hand still raised to realize no one else seemed to be doing anything about it.

Let's face it guys. Real Estate is like any other sales business. If you are not doing anything to improve your sells or to have sells period, why would you invest over $1,000.00 in licensing just to be pasive? Here are some of the things I do to be able to sell more, list more and make more.

  • Have a website. You don't have to spend $16,000.00 in a website (I wish I would have attended this class before I spent all that money) There are literally websites available to you for less than $6,00.00, and you can even get the IDX technology (property search application) for free. Check with your broker, some big firms even offer a free one if you are their agent.
  • Blog about anything. You don't even have to be brilliant writing about important subjects. You can simply go to any Real Estate news an re post whatever information you might think is valuable to your community or type of market you target. As long as you name the source of where that information came from, you are still putting yourself on the loop of google, yahoo and now Bing.
  • Network. It is proven that if you are in any kind of sales you will increase your income by 30% if you actually go out to even happy hours. Start talking about anything with the person next to you. Trust me, at some point they will ask you what you do, and that's the moment when you reach into your wallet or purse and get your business card to give it to them. Most importantly, get their card. You can always shoot them an e-mail reminding them that you are there for all their Real Estate needs.
  • Create a facebook account. Do I really need to explain why?

I teach classes and it's amazing the responses I get to some of my questions.  This one guy has been in real estate for 25 years and has a database of "about 50 people."  Huh?  How do you  make a living out of such a small database? I get 50 new people a month some times.

The more you are "out there" the more opportunities you have to generate business.  The real estate game is common sense.  You've got to spend money to make money.  But some of the activities can be done very inexpensively over the internet.  With over 85% of today's buyers finding their home on the internet, successful realtors can't afford not to be all over the web.

Miguel - Great points! I once heard an agent in my office say the Facebook was "a waste of time". If you play games all day, yes it is, but it is also great way to keep in touch and meet new people.

Thanks everybody. This is a list of websites I am part of. I don't go to each one evey day but I pick at least three in dayly basis to do some SEO (Search Engine Optimization)

  • MEME (Yahoo's new Twitter) Post any pictures or at least post the link of your site
  • Twitter. Same as MEME
  • Youtube. Create a picture slide show of any building and upload it in a video format (Make sure you create an account with the name of your site first)
  • Facebook. Create a group with the name of your site or company. upload pictures of your listings and request as many friends and clients as you can.
  • Active Rain. We are all doing this one. =)
  • Craigs list. post a listing at least once a week. Even if it is not yours, just pick one from the MLX that you would like to promote.
  • Blogger. Whatever you post in Active Rain make sure you repost in Blogger too. It takes 30 seconds and it doubles your blog presence on line.
  • Zillow. Great site. create a profile and add some random listings as well.

NOTE: Make sure that you create all this account under the same website name or company name so you can build a strong name brand on line.
