How to "Read" your buyers mind.

A few years ago, I saw a movie called, "What Women Want".  The movie was about a chauvinist kind of a guy that was despised by most of the women he worked with until he suffered a freak electrical accident that gave him the power to read women's minds.  Wouldn't it be great if we could "read" the minds of our buyers?  Well, I've discovered that we can....through technology.  Here is how it works.  I have a virtual tour program that I use to make virtual tours of all of my listings.  The really neat thing about it is the tracking reports it creates for each "tour".   I had put my daughter's house on the market and fortunately we received an offer on the second showing.  The bad thing was that it was a "low ball" offer.  They really needed to sell the house but couldn't sell for a loss.  I noticed on the daily tracking reports that the tour had been receiving about 3 or 4 hits a day, however the day of the offer, it had 11 hits.  Before we had a chance to counter offer, there were 45 hits.  It was obvious they (or someone) wanted the house!  With renewed confidence, we countered at a price close to asking and they accepted! By being able to interpret the "hits" during negotiations, you can get an idea of how serious the buyers are.  Is my system perfect? No but it does give me an idea of how interested the buyers are about the property they're looking at (over and over again).

Very nice. It would seem that either they were very interested or you had an increasing interest elsewhere.  In either case you had reason for confidence.

Dan has a good point..it was either the same buyer or increased interest but either way it pointed you in a positive and aggressive step to take the chance on getting the price they wanted. Good job!
