Don't ignore the buzzing.....

By
Real Estate Agent with Windermere Bay Area Properties

I sold a house a while back that during our inspection, high up above our heads, under the eaves 2 stories up, we noticed a few bees going in and out .... in and out of the attic we presumed.  So , we asked the inspector that when he looked in the attic if he saw anything ... ummm, like bees...  He didn't.

We asked the owners, and they told us that a couple years ago they had some problems with a bee hive in their attic but it was taken care of and no further problems.  Ok.

Our next visit, we saw them again, buzzing in and out of that one area under the eaves.  So in our request for repair, we asked the sellers to hire their bee expert back, and confirm they were not there.  Sellers agreed, abundantly sure that there were no more bees... well....  that's not what the bee guy found.

The bee guy found that not only had the bees come back but they had come back and were within the wall!  Not in the attic where they could be seen, but inside the wall.  With his device, he could even hear them inside the wall buzzing away.  Now this wall was the outside wall of a 2 story foyer, so not an easy area to get to.

In the end the bee guy had to take out a huge section of the drywall, put the bees to sleep, vacuum them up, clean all the honeycombs from the inside of the wall, replace some wood members and re-drywall the area.  WOW, to the tune of over $3000.00!

My clients were very glad that we pursued this with the sellers as surely this would be an issue that was not going to go away on its own.  Who would've thought (but maybe in a movie) that bees would set up shop inside the walls of a house? Seemed they were there a long time.

So the moral to the story is, if you see bees hovering around a particular area, or seemingly going in and out of your house... check it out!

Always, I have learned that lesson the hard way.  If it looks weird or I get that "gut feeling", I check it out.  Great post!

Open Home - you're sure right, follow your gut, its almost always right. In situations like this, had I not pursued this on their behalf.. guess who would've been getting the call after closing...?  I do not want to get calls like that.

I had a realtor one day pointing bees out to me. He was very concerned about a possible gap at the gable end. He explained that, in his home, they heard buzzing in the walls. Then a few days later the "yellow jackets" came out through the sheet rock and started stinging. I inspected one house where the attic was full of bees and, of course, put that in the report. Those little insects can be harder to keep out than one expects. I often find yellow jackets in vinyl siding. I got stung once when they were in a roof vent. And if the wire is missing in a roof vent, they will be inside.

Steven, ewwww. I think I hate yellow jackets more than honey bees!  You should get hazardous duty pay!  I had an inspector go face to face with a racoon under that same house! He wouldn't go back to inspect the rest until the sellers assured him the critter guy had shored it all up.

Oh yes, if you see a bee at all, worth checking it out. Even one or two sightings might be a clue there are a LOT more close by -- as you learned, in a wall.

Wow, amazing....good for you to pursue this.  I'm sure some would have just accepted the "it's been taken care of".

Yellow jackets, wasps, especially paper wasps, and hornets are common in attic areas and behind siding, as Steve said.  I have never before heard of honey bees in a wall.

Good job!  I see so many agents take the lazy route that would have blown that off.  Great effort at covering your due diligence!
