I sold a house a while back that during our inspection, high up above our heads, under the eaves 2 stories up, we noticed a few bees going in and out .... in and out of the attic we presumed. So , we asked the inspector that when he looked in the attic if he saw anything ... ummm, like bees... He didn't.
We asked the owners, and they told us that a couple years ago they had some problems with a bee hive in their attic but it was taken care of and no further problems. Ok.
Our next visit, we saw them again, buzzing in and out of that one area under the eaves. So in our request for repair, we asked the sellers to hire their bee expert back, and confirm they were not there. Sellers agreed, abundantly sure that there were no more bees... well.... that's not what the bee guy found.
The bee guy found that not only had the bees come back but they had come back and were within the wall! Not in the attic where they could be seen, but inside the wall. With his device, he could even hear them inside the wall buzzing away. Now this wall was the outside wall of a 2 story foyer, so not an easy area to get to.
In the end the bee guy had to take out a huge section of the drywall, put the bees to sleep, vacuum them up, clean all the honeycombs from the inside of the wall, replace some wood members and re-drywall the area. WOW, to the tune of over $3000.00!
My clients were very glad that we pursued this with the sellers as surely this would be an issue that was not going to go away on its own. Who would've thought (but maybe in a movie) that bees would set up shop inside the walls of a house? Seemed they were there a long time.
So the moral to the story is, if you see bees hovering around a particular area, or seemingly going in and out of your house... check it out!
