Listening is the key to success

             I have been complemented in a most unusual way.  One of my clients asked me if she could write a blog post about her experience with me and my office in buying a property.  She sent me the post this evening and I was so surprised and pleased.  Normally, it would be me, writing about my clients but now it is switched around and she is writing about me.  I was so surprised!  She was so complementary and expressed her feelings of gratitude to having found her dream home in such a quick and easy manner.

                                                                                Guadalupe River(This is not the property but such a pretty picture I wanted to share with you.  The Texas Hill Country is so beautiful. Call me if you are looking for a dream property too. )

She was thinking it would take a long time and be exhausting.  Instead, she found that we first, listened to her and understood what she was looking for.  Then we began our search with our internet tools and Voila! there was the property she was dreaming of.  We only showed her two properties but told her all along that the one would be THE ONE!  Sure enough, it was! 

She went on contract and now it is just a little wait until closing.

It goes to show you, if a Realtor(R) really listens to a client and knows their area well, finding a property does not take long.  My best teachers always said LISTEN more and talk less.  It pays to listen!

Almost 30 years ago I went through a big technology company's sales training program for new reps. We had to do a role play exercise of asking an open ended question, then listening without talking even if the other person stopped talking - all the while maintaining eye contact. Most of the class failed miserably. The ones who were good listeners enjoyed much greater success over the years.

Thanks Jimi,   for affirming our thoughts and experiences as well.  Listening is something we should do much more of.  It shows respect to your client and that you care and that's what they really want from us.

Hello my friend...

It's been way too long but I'm b a c k!!!  It's been 7 months since my double lung/liver transplants (Sept 23rd, 2010).  I've been back in the hospital every month for a week or so, for differant stuff; blood transfusions, leg infections, med's. adjusted, etc, however my new organs are working beautifully, and though it's not been easy I'm getting stronger every day, in fact I cain't wait to go back to work...can you believe I'm saying that .

It's nice to see my friends are still leaving messages after all this time.  Marchel even still has my blog up!

I'm lost on AR, I have to learn it all over again.  Can you put a picture in comment section, how, were?

You are a great agent and always have been, you know instintivly what to say & do.  God gave us 2 ears and 1 mouth for a reason...insert photo of an ear :).

I knew an agent...a Texas agent...who made a great deal of money.  It wasn't because anyone thought she was any good.  In fact, most who she grabbed were trying to escape her before she caught them.

She's talk and talk and talk and talk.  Then she'd call them and talk and talk and talk some more.  Many just bought or listed their house with her because she had flatly worn them down with her blabbing.

I couldn't stand the woman, but I had to admit that if making a bunch of money was her goal, her method worked well.

Listening goes hand-in-hand with learning --- many hear, but not everyone listens. And that's what we try to teach realtors all the time in San Antonio / Austin areas, because many are not understanding the power of magazine-quality images for their listings. According to MLS, properties we shot sold 65% faster than properties we did not. And I think that's worth listening to..
