Customer or Client? There is a Difference.

When I receive property calls, I am absolutely amazed by how afraid people are to talk with me. (If you met me, it would really amaze you because I am all of 5'2", and generally a very nice person!) They call wanting "just the facts," and may or may not want a showing on the property. It is funny to me that they would rather be a customer to any listing agent off of a sign than to be the client of one Realtor. Why is that?

When I deal with a customer, I owe that person honesty and fair dealing-that's all. I like to think that I go above and beyond to give them great service, and to try to establish a relationship of trust. That's just how I am. When I deal with a client, however, things are different. I owe a fiduciary duty to my clients. They are entitled to accountability, confidentiality, obedience, loyalty, and disclosure. My clients have the benefits and the protection of that relationship.

I also go out of my way to do much more work for my clients. One of my buyer customers will get facts about the property from MLS when I meet them at a property. My buyer clients, however,  will get a market analysis of the area and all public information from the auditor (including estimated square footage, market sales, auditor's appraisal, etc.). I will also put in a phone call to the listing agent of the property to see if there is some other piece of information that will be helpful. On top of all of that, they are protected by a buyer services guarantee. If I do not perform the services that are promised to them, they are free to go somewhere else.

My sellers are automatically my clients because they are bound by the listing agreement between us and protected by a seller services guarantee. I owe them the same fiduciary duty and I go above and beyond for them in actively marketing their property and reporting to them. 

No matter what, Realtors are required to deal honestly and fairly with everyone, but why be just a customer when you can have so much more?

People are far less afraid to be a "client" than they are to be someone's "customer," and I believe more clients will return than customers as well.

If they understood in advance how much you offer, they would want to be your clients!

Many buyers just shy away from "commitment" by asking every listing agent questions about only their own listings. When they find a house they want to see, they'll meet that realtor - that will be the only criteria. What they don't realize is that they would get better and more service if they had a realtor working especially for them.

Dawn: The longer I work in the real estate industry the more I realize there are too many agents who are self-serving and dishonest.  My concern is that we don't have an "effective" way of dealing with those agents who hurt their clients and the industry at large.

I hear you! I feel the same way myself. My husband and I interviewed agents, or asked for referrals before I became an agent, so that we could have one person that we could trust and continue to go to.

I am finding that the younger folks are not as afraid, they tell you what they want, give you a little tile to prove yourself and then they either hire you or move on. The older folks have just been turned off my salespeople.

I agree. I do not think that buyers know what they are missing out on by calling several different realtors. Last week, I think that I proved my worth to one of my buyers when I called him about a house that I was about to list. We have been working together for over a year, with no luck. Last week, I called him about the house, he saw it, and I sold it and listed it on the same day. Would that have happened for him if he had been working with several realtors? I think that what you said about "choosing to work with the latter group" is what I need to be reminded of. I do not have to work with those who are not interested in working with me. I have been debating about letting a couple go who I started helping some time ago without that agent-client relationship. I think that I need to make that choice in their case.
