David,  We have had regular sales and listings the whole time, just not as much as 2-3 years ago.  We have more people inquiring on our websites now.  So activity seems to be a little up.  It's been an education process for both buyers and sellers to learn where the market is today.  Hope you are doing well in your market.

Moving to Palm Beach Gardens

I looked at a lot of homes in Evergrene.  It seemed like the perfect place until I found out about the HOA fees.  They are off the charts.  No wonder there are so many houses for sale in Evergrene.

Yes, we agree that the HOA fees are higher than others.  They offer the fabulous clubhouse, which may not be important to some.  And the resort pool is awesome.  When you have the full time guards at the gate, the clubhouse with service, pools, beach, restaurant, tiki bar, etc the fees are going to be higher.

Good luck on your search.  There are many wonderful subdivisions in Palm Beach Gardens with a variety of services and costs.

Happy in Paloma

Evergrene has the same amenities as Paloma, the Isles, Paseos, Abacoa, and almost everyone else, but at 2-5 times the HOA fee.  A lot of my neighbors moved out of Evergrene because the HOA is too expensive.

On the other hand, Evergrene has beautiful homes and they are very cheap, compared to the rest of Palm Beach Gardens.  Also, it has many more homes for sale than comparable developments.  It would be a great place to buy a home if they can fix their HOA fees.

I went to www.realtor.com, and looked at zip code 33410.  It seems like more than half of the homes for sale in PBG are in Evergrene.  Too bad they can't seem to fix their HOA fees.
