Bank of America is About to Reduce me to Tears!

I work a lot of short sales.  I run into the same frustrations with lenders that everyone of us run into.  Long hold times, disappearing negotiators, lost files, major delays... the list goes on and on.  

Usually, I take it all in stride. But, sometimes they can really do something so ridiculous with such disregard for others time and and efforts that I just want to throw something and break down in tears.

I have one sale that I have been working on since March of 2008.  If there is a problem we could run into with the short sale lender, it has happened with this property.  

Our standard cycle is get a buyer that offers an amount that previously approved, submit offer, 3-4 months for Bank of America to do the whole process over again, buyer gets angry and takes off, we get approval, find a new buyer that offers an amount previously approved, submit offer, 3-4 months for Bank of America to do the whole process over again, buyer gets angry and takes off, we get approval, find a new.... well, you get the point.

So, right now we are very close to the "buyer gets angry and takes off" and "we get approval" phases and I'm told we are finally submitted for approval... should be 24 hours.  That was last week. 

My negotiator works evenings.  I called at 11:30 AM this morning to see if any updates had been posted to the account.  Nope, nothing since the 20th.  So, I call this evening hoping to the the negotiator and get some actual information.

Here is how that conversation went:

"Ms. Francis, I see that you are authorized on this account."

"Ok, great."  Not that I expected anything else.  

"But, you need to have a password".  

"What, since when?"

"Since, now.  It's new."  

"Okay then, let me give you a password to put on the account."

"No, you need to fax in a new authorization with the password on it.  I cannot talk to you about this account until I get it".  

"You have to be kidding.  There is no grace period?  I just talked to someone 7 hours ago."

"You didn't talk to me.  I can't say what that other person did.  You can have the borrower call in to give authorization."  

Me fuming... "I was just holding for 20 minutes.  Can you hold while I get her on the line?"

"No, you have to call her first".  

BUT I JUST NEED TO TALK TO MY STINKING NEGOTIATOR AND FOR THE LOVE OF GOD GET THIS SHORT SALE APPROVED BEFORE IT ALL FALLS APART AGAIN!

I had the same thing happen to me with Bank of America.  After being authorized and calling many times all of the sudden they want a password.  Then they told me I have to pick the password and fax it over.  If you have an authorization with my name, what additional level of security is it for me to tell you and then have to fax a password that I'm making up?!  It makes no sense and seems like just another obstacle they are putting up to make things more difficult.

Angie, I envy your patience!  I've lost two sales this year because my buyers' ran out of patience due to the frustrations associated with short sale delays.

Just an update for those of you who may run into this.  After I hung up in frustration with the first person I called again and wrote my blog while being on hold for another 20 minutes.  The next person told me the same thing (especially since the last person made notes on it!).  I demanded a supervisor and he actually helped!  He said he reviewed the file and saw that I was authorized and he would put a not on the account to allow them to release information while they waited for the new authorization (which, by the way, will take 5-10 days to process).

So, I was able to get my update.  The reason I haven't heard anything from my negotiator is she is in training... while my buyer threatens to jet!  Good grief!

Oh my gosh, just when you think it can't get any crazier, it does?  I'm on the buyer's side of a B of A deal.  I'm going to email the selling agent so he can get his password in before he needs to call again.  You've probably saved a lot of grief for some of the rest of us.  Hope they approve you before the buyer walks!  You deserve a break!

BOA is the worst of them all. I've had two listings that have taken 7 months. So, far I would say Wells Fargo is the best lender to work with.

BOA is also a huge snake that squeezes it's prey until they are unable to breathe and then they get swallowed and spat out

Angie, oh I hear you....I ran into the password thing about a month or two ago.  It seems to be that not all are participating in the password requirment at BOA. It makes a lot of sense doesn't it to make an already difficult and time consuming process a little more difficult and time consuming.
