1. First impressions. Saturday I was showing property in an area where the front lawns of the homes are maintained by an HOA. From the exterior, they all seem to be the same. That being said, our first impression won't really begin until we enter the home or the backyard. Seeing a yard with unkept grass and flowerbeds seriously hurts your first impressions of the home. If you are out of town and selling a home, be sure to have someone take care of lawn. It could cost you a sale when the buyers can't really tell how nice a yard could be. Or at the very least, they expect to be able to get an even better deal on the home.
2. Classic choices never change. Currently we have so many choices for the hard surfaces in homes these days. Flooring choices are abundant along with so many vibrant color selections available for the walls. Friday I was in a home where the sellers were just installing wood flooring in the home. The colors of the wood floors were very light and did not do much for the home. Basic Oak stain on standard hardwood flooring will always be timeless and in style. You just can't go wrong. Don't spend a bunch of money creating a style for yourself when you are leaving the property. It just doesn't make sense. The same goes for vibrant colors on the walls. The best choice is to have some color without being offensive. Something neutral will work for everyone and their furniture.
