How to increase your real estate sales

My last post " How do your sales compare to last year" inspired me to write this post. How to increase your sales would go a long way in helping us all. I'm hoping we get a nice long list. I'm looking for some new, fresh ideas on increasing sales,obtaining listings & buyer clients that have actually worked for others. I will start with 3 that have gotten me results lately.

1.Craigslist advertising my Open House - got me a buyer/seller client

2. Positive attitude. Enthusiasm for your  job, & speak professionally at all times about others. You never know when what you say may come back to haunt you. Clients pick up on this.

3. Do not take extremely over priced listings, it hurts you & the seller & helps sell the competition.  I have found I have increased my sales by only taking listings that will sell & working with buyers that will buy ( willing to sign a buyer contract)

Karen I think you hit the top 3. Craigslist, in our market in California, is a gold mine. Learning the high points of submitting a complete and clean short sale package is becoming the new skill of the week in our market. It's not too difficult to find out what they want but it sure helps to be thorough and that usually culminates in the bank taking your offer, and future offers, because you represent to the bank you know what you are doing.

Karen, I dont believe in taking an overpriced listing - therefore, I wouldnt do "extremely" overpriced listings. I list houses that I know will sell so my sellers really need to adhere to my policies of listing/ selling through me. I dont mean this in an arrogant way but since I am the market expert, and competition is really tough in my area, I tell them that we do not have a 2nd chance. It is that serious.

Karen,  I'm making more of an effort myself these days to avoid over-priced listings.  They can be an extreme drain on confidence, time, money, and patience!  Better to focus the energy on reasonable properties...  thanks for the reminder.
