Selling Kissimmee Real Estate is like going to the Dentist. Only more painful!!!

It seems like all Buyers want the same thing. Four bedrooms, 2 baths, at least 1700 sq ft living area, no more than 5 years old and less than $100,000. The problem is there are only 22 of them on the market today. 17 of those are Short sales!!! The other 5 are REOs (foreclsoures).

So here's the deal. If I tell you you will not get the property for less than asking price....I'm NOT lying. Properties that are priced right are selling for an average 105% of the asking price. That's just an average. Some are selling for way more than that. In fact, the highest sold for 158% of asking price.

I'm a Real Estate Broker. I make my living by selling property. I WANT to sell you a house. I also WANT you to be able to get a good property at a fair price. If I tell you houses are selling for $42 a sq ft and your accepted deal at $38 a sq ft is a good deal then you need to believe me. I'm not just blowing smoke up your arse.

If you are not comfortable paying more than the asking price then don't. That is certainly an option for you. won't be buying a 4 bedroom, 2 bath home, with at least 1700 sq ft, no more than 5 years old in Kissimmee for less than $100,000.

Is that really that difficult to understand? If you don't want to understand it then please just move on. I truly don't need that $1,500 commission.

An agent in my office is working with one of these "wishful dreamers" too, the other day he did not put in an offer on a really Good deal when the listing agent said they were expecting another offer.  So when he called a couple days later... she had to tell him.... "He who hesitates has no lake house".

Hi BB - I know what you mean about buyers who want to pay hot dog prices for filet mignon.  But I'm stunned that anyone could think that $42 a square foot is high.  They should do a little househunting in California, then go back there and grab whatever they can at that price.  We are seeing decent short sales in that size for $130-$180 square foot.

I like the analogy of paying hot dog prices for Filet Mignon. It helps if the buyer's agent educates the buyer. It also helps when the buyer wants to be educated. But, that's a story for another day.

BB - We are doing our clients, and prospects, a disservice by not being honest with them about the realities of the short sale and foreclosure markets. What folks read adn hear about on TV and the realities are vastly different I wish it were different, but it's not.

They will learn once they try a few times to get that great deal amidst 20 other offers at asking or better. Not!  Problem is, even those who ARE bidding at asking and above often do not win either.

OK so I had a BAD day yesterday!! It's very frustrating dealing with $70k properties all day when folks won't listen. Between unrealistic buyers and short sales my days are getting more and more difficult.'s Friday :) And I ain't working this weekend.

It seems like everyone is behind the times.  In 2006 and 2007, it was sellers who wanted to sell their 3/2/2 house for $200K when the market for the house was $150K.  Now that sellers have gotten realistic and inventory has sold off a bunch, we have buyers wanting a $100K house for $50K and losing out to multiple offers every time.

Hi BB: You make me laugh as well. Because you speak the truth. Buyers need to be educated and understand that list price does not equate to value. List price is a starting place in negotiations -- it's an arbitrary figure tossed out there and doesn't represent the true value of the home. The true value of the home may be much, much higher.

Just a heads up. Beating ones head against a wall burns 200 calories per hour. Not a bad work there. Although keeping a box of band aids close by wouldn't be a bad idea :)
