By
Real Estate Sales Representative with Toliver Real Estate Solutions, LLC

I am about to that a class on note buying and the core of this class is understanding the "time value of money"  I am looking for a financial calculator for under $50 that handles time value, cashflow, and amortization in a straight forward way.  Possible candidates are HP 10IIb, HP 20b, TI BAII Plus.  Also, please provide feedback on how durable, reliable, and user friendly the calculator is.   Thanks in advance for your inputs.

I happen to like the HP 10IIb.  It is quite versatile and will do any of the financial calculations that you need.  HP is a very reliable calculator that is made well.

I also like the HP 10IIb because it makes it very easy to do NPV calculations using varying periods and varying cash flows to simulate more types of investments.   It is not uncommon to have smaller cash flows in the early years and greater cash flows in later years followed by an eventual sale.

Experience Is Your Advantage

The absolute best all-time mortgage calculator is hands-down the Mortgage Mentor.

Charles, Thank you for taking the time to remark.   I had a used hp 10IIb that I bought on ebay.  Once the batteries died, it never worked again even with fresh batteries.  I am reluctant to buy another.  However, my experience may be leading to a hasty and unfair decision.

Bill, I have never heard of Mortgage Mentor; sounds like software or website rather than a handheld calculator.   I will look it up to see what features it has to offer.

The HP 30b.  It not only has more math and statistical functions than any financial calculator out there, but all the financial functions you'll need plus Black Scholes computations.  The calculator is easier to use than the others due to its menu driven interface.  You can choose from a variety of input methods - RPN, Algabraic or Chain.
