The third-quarter of 2009 ended on a high note in terms of single-family sales reported to the Board's MLS for September, as for the third straight month, the number of transactions exceeded the figures for the same month in 2008. September's sales total reached 983, a 4.46% increase over September 2008. This was the highest year-over-year increase for sales since April of 2006.

Sales volume from this activity reached $125.6 million and the average sale price for the month was $127,781 -  increases of 5.93% and 1.41%, respectively. The median sale price was $112,500, a slight increase of 0.22% over last September.

Total single-family sales for the first three quarters of 2009 have now reached 7,939, down 9.1% from the same time period in 2008. Total sales volume has reached $975.3 million, a 13.5% drop-off from last year. The average sale price stands at $122,847, and the median at $104,900, decreases of 4.9% and 6.7%.

Total single-family listings submitted in September reached 1,957, a slight increase over August of this year, and a 3.16% increase compared to a year earlier. Listings added for the year now total 17,662, down 19.3% from the 21,894 through September of last year.

The overall active single-family MLS inventory at month's end stood at 8,501 listings, 243 listings fewer than last month's figure, which is a typical seasonal decline. The available listing supply based on September's sales pace stood at 8.6 months. This figure is identical to last month's supply, when there were more listings, but we were still at a higher summertime sales pace.  In 2008 at the same time there were 10,233 available single-family listings and a 10.8-month's supply.
