Serenada continues to be a hot community in Georgetown. Looking at this year's sales statistics as compared to last year -- we're up ~$12/sqft. Last year in May - June homes were hovering at the $88/sqft. This year, we're looking at ~$100/sqft. In fact, some of the smaller homes in Serenada are fetching upwards of $116!
So -- what gives? Well, the west side of Georgetown is experiencing significant growth. It almost seems as though all of Williams Drive is under construction. Serenada was the first executive neighborhood built in Georgetown -- beginning back in the 1970s. So, you will find all custom homes -- and many are on .5 acre lots or more. With acre lots now going for $145,000 in Estrella Estates (adjacent to Serenada), it sure makes the Serenada homes appealing: a custom home with an acre going in the $200s!
We're also seeing a fair amount of revitalization as many of the original Serenada homeowners are now looking to downsize...
There are currently 5 homes on the market in Serenada -- ranging in size from 3/2 with 1387 square feet on .3 acre to a 4/2.5 with a 1/1 guest house and kitchen with inground pool on 1.5 acre for $289,900.
