Jared, First off I grew up in Tigard, Oregon and miss the Northwest.  I have debated back and forth about putting the watchdog website on agents sites.  I would be curious how other feel about doing that. I guess it could be used as a good negotiating point for your buyer. I can see the dialog now " We are asking 20K less because the neighborhood has 3 sex offenders living in it."

$20k less is all?  I was thinking more like $10k per offender within a 1/2 mile radius.  I have had some clients recently ask about where the sex offenders are, so I thought I would post it for their benefit as well as anyone else that might want to know.

Have you considered legal action against the sex offenders or, more probably, the owner of the property where the offenders live?  I've read a story where the actual cost, per offender, is over a MILLION DOLLARS in property value depreciation, and that is in areas where the average real estate cost is.  It could easily be double or triple that in other areas depending on congestion or high value areas.

By the way, I'm in the process of authoring a Constitutional Amendment to create a sex offender colony where ALL sex offenders would have to live following their release from prison, while they are required to register as a sex offender.  Such an amendment would dramatically increase our property values, as well as make neighborhoods and communites safer all across America.
