The same scenario is playing out again and again. The progression is usually something like this:
1. Great deal comes on the market.
2. Buyer thinks, "That looks like a great deal. Maybe I will see it later this week, or maybe even next week."
3. Other buyers see the same deal, immediately schedule a showing, view the property, and write an offer.
4. The buyer who postponed the showing gets around to seeing it, wants to submit an offer, and finds out that the property is pending. IT'S TOO LATE!"
I am ashamed to admit the fact that it has happened to two of my buyers just this week. They waited, and the properties were gone. If you like a property, and you think that it is a great deal, someone else will too. Time is of the essence when the perfect deal comes along. Do not think that the great deals will not be purchased by someone else. The deals are what people desire right now.
How can you increase your chances of getting one of those great deals?
1. Work with an agent who knows what you are looking for. That agent can keep their eyes and ears open for deals as they hit the market (or even before).
2. Ask your agent to set you up on auto-prospecting. That way, you are notified when properties of interest come on the market.
3. See properties in a timely manner. Do not wait. View the property as soon as possible.
4. Write an offer if interested. If you cannot live without the property, offer more than the asking price. If you like it, make an offer near the asking price. If you have a slight interest, but you do not care about obtaining the property, feel free to make a low-ball offer. Also, remember that "cash is king."
