HomeGain Announces Top 12 Home Improvements for Sellers ... STAGING IS #2 !! Or is it #1??

HomeGain announced the results of their 2009 home improvement survey.  These are the top 12 DIY projects that give the biggest ROI for home sellers.  Here's the link to the article:

http://www.prweb.com/releases/homegain-real-estate/home-improvement/prweb3164374.htm

HERE ARE THE TOP 5:

1. Cleaning and de-cluttering ($200 cost / $1,700 price increase / 872% ROI)
2. Home staging ($300 cost / $1,780 price increase / 586% ROI)
3. Lightening and brightening ($230 cost / $1,300 price increase / 572% ROI)
4. Landscaping ($320 cost / $1,500 price increase / 473% ROI)
5. Repairing plumbing ($385 cost / $1,250 price increase / 327% ROI)

Home staging rates #2!  How awesome is that?

But wait ... Isn't cleaning and decluttering included in the advice a home stager would give??  OF COURSE IT IS!!  We stagers also recommend updated lighting and landscaping also!

So, I'm gonna take stock in the fact that Home Staging, with all of it's parts and parcels, really rates as the #1 ROI FOR HOME SELLERS!

Take a bow, stagers!!

Hi Marianne,  Great promo for all the stagers out there.  But wait, is $300 really all it will cost my sellers ?  Hmmm...

Thanks for the link, Marianne!

As "Austin's Home Staging HandyMan", I would say that all twelve items on the list are Home Staging.

@Bill: This reminds me of the Infant Mortality Rate study that ranked the USA with one of the highest rates.  Turned out, almost every country had a different definition of Infant Mortality Rate.

Home Staging covers a broad service area - REAs and Home Stagers define Staging differently. I could provide some good help to home owners for $300-$400 a house.

You beat me to it, Michael!  I was going to tell Bill that $300 can make a huge improvement in an occupied house!

I am happy to see this Marianne! I am just wondering where they came up with "home staging" for $300 and what they think that involves? I could see this being a home staging consultation but not a full day of staging by a professional.  I'm sure this is an average of something but I'd really like to know what. It's one of those things that when a potential client sees they may get the wrong idea about what we can do and for what cost.  thanks for sharing!

It's a small world.  I did not realize you were a member here.  I read you on Maureen F's blog often.

Thanks Maureen!  Small world, indeed!

Karen, I agree that the $300 price quoted in the survey may be misleading, but I stand by my statement that $300 can truly make a difference in how a house shows, either by providing a DIY list to the seller, or 4 hours of hands-on staging in an occupied house .. at least in this market.  Vacant houses are a whole different ballgame, unless doing a light surface staging only.

I'm taking a bow everyday.  We we look at the homes that are staged, in our area, they sell faster and for more money.

The problem with the report is that they don't state what the Stagers costs really cover and the quotes for getting things done are definitely for the DIY.

The home owners must be really good with this/her hands to get the improvements done for that money.

It's like watching HGTV and the price doesn't cover the labor.

I wish more of my sellers would use Stagers.  $300 invested - less time on the market, more money in their pockets.

I read the rest of the 12 and agree with all of them.
