I totally agree.  Buyers love to see those vitual tours!  It gives them a much better insite.  The internet is the way to go today!!

Virtual tours are so good.  Buyers love to sit at their computers, watch the video's and dream as their evenings wear on.  Still pictures are nice, but most agents never put in as many as needed.

It is shocking to find the local news paper to be the most expensive advertising. Worse finding it the least productive. The local 'real estate' books are less expensive and do a much better job being available for a week or more and 'free' certainly helps. Most buyers in my area are from out of the area. Few are moving up but many are moving into the area. The internet is bringing leads 2nd only to referrals. The internet is not free as some say. My internet related expense goes well into 5 digits but it pays! One of my marketing programs tracks the number of unique visitors and the number that visited the virtual tour. The percentage of those taking the tour is high.
