Spontaneous Open House.

If you have a property that has decent exposure (i.e. off a major road) and a seller who is flexible - or even better a home that is vacant; try doing a spontaneous open.

Instead of planing ahead, running an ad that may or may not get results, and counting on the weather to cooperate, I find that choosing a 2-3 hour time-slot on almost any decent weather day can generate about as much traffic as a pre-planned open.

It beats sitting at home doing nothing and increases your chances of getting a buyer.

I agree.  I never advertise open houses; instead, if my listing has visibility & is in a non-gated community, I simply show up for a block of time & sit there.  I did that with one of my listings earlier this year & picked up some buyers that were great.  Terrific use of time.

I agree...i have only had one instance where I did  2-fer open house with two homes at the same price that were completely different back to back, ususally a spontaneous open house in nice weather wins the contest.

Larry, I've thought about doing this before, but always advertised first.  I'm going to give this a try with one of my listings to see how it goes.  Put up plenty of directionals and maybe some baloons...see what happens.

You may be right about this. In some areas, it doesnt make a difference how much you plan... the results are not good.
