Average sales price indicates the price of homes that sold, not the price increase or decrease of individual homes.

It's interesting to note that Big Bear Lake and Chino Hills were the only two locations that had an increase.

Agreed that real estate is local....however, if I were to look at an investment in either of these areas, my question would be, 'why has price gone up'? is it sustainable, or merely a dead cat bounce?

Bill,

The reason for the increase in the Big Bear Lake area is probably related to the lakefront homes that have sold YTD and the lack of REO's in this area. When you look at Big Bear City, it's a different story since most of the foreclosures are in the East end of our Valley. As far as Chino Hills goes, I don't know that market and that is why I only help people with Real Estate here in Big Bear. Thanks for your comment!
