I love my clients and they love me, I get into character and become a part of their family. I guess you would call me that wise rich uncle everybody comes to for financial advice. I believe that a home should not only be a place to live, but a nest egg in route to a bigger nest egg, there is nothing worse than buying a overpriced home with terrible loan terms and in an area on the decline. Some homes show very great, they have all of the bells and whistles, but externally the neighborhoods have shown some signs of decline. I try to encourage buying in neighborhoods that have active homeowner associations and homes with great school zones. As far as financing is concern, I have switch from the old philosophy of adjustable rate mortgages because we were in a different climate that was good for this type of financing, now the safe bet is with fixed terms longer than 5 years. One piece of advice as far as financing is concerned getting at least three quotes is always the rule of thumb but also having someone close to you who can explain the options to you can really help you in the right direction. Overpriced homes is another bad deal for buyers and sellers, of course the sellers want to make top dollar for their homes, but as a seller you don't want your home selling all the neighbors homes, for example I love this home, but the same size home next door is much cheaper. As far as the buyer is concerned sometimes the sellers have put a lot of love into their homes, they raised their kids there, had some very nice moments in the home or heard that some nicer homes up the street brought up the value in their home. Sometimes it is better to walk away from this than to overpay for a home.
As far as the nest egg part, I believe in selling the home and using the equity to go to the next level, sometimes we get caught up with keeping up with our friends or outdoing them, but if you never heard the story of the turtle and the hair, call me and I will tell you all about it.....Hi I am Charles Cobb and I really would love to be your agent.
