Many people think that if they use the listing agent, they'll save money.  Actually, that may cost you money.  The listing agent represents the seller.  The commission for the listing agent was negotiated prior to the seller putting his home on the market.  If you want to buy the seller's house and you call the agent on the sign, the listing agent will get the whole commission rather than splitting that with a buyer's agent.  How does this save you money?  It doesn't.

Even as a listing agent from time to time I will tell buyers the same thing. I will refer out the buyer to another agent, just because I don't feel comfortable representing both sides. I do have to say though, there have been twice in my career that the buyer did get a better deal if they used me because I was offer the seller a discount if I sold it myself and they were able to pass that savings on to a buyer. But 99.9999999% of the time, I agree with you 100%!

Tammie, great blog.  It is so hard for people to understand this concept.  I have lost a couple of deals because my friends thought they could get a better deal going directly to the listing agent.  Come to find out, they over paid for their new home.  I did not have them sign a buyers agency because I trusted that they would work with me.  So after 6 hours in the car and lots of money spent on gas, they went to an open house and bought it from the listing agent.  I have learned not to put any buyer in my car without a buyers agency signed!

Hi Tammie,

Great post!

Some people are discount focused and as a result they normally end up receiving poor or little advice. Receiving poor or little advice could cost several thousands more than the perceived discount in the end. For example: A buyer may think they are saving the buyers agent 3% commission but could over pay for a property by 10%. The bottom line would be over paying by 7%, not saving 3%.
