If YOU are not going to buy a home in this Buyer's Market, When are YOU going to buy?

I want to hear from buyers or up-buyers as to what is holding them back from buying at a time when selection is high, interest is the lowest in our lifetime, incentives have been extended and expanded and there are lender packages for everyone...even some zero down programs.  If you are a buyer or someone who wants to be a move up buyer, what is it that's holding you back?   Knowledge is power!
