The Importance of Pricing your Lancaster County Home Right!

In my opinion, the blame should be placed squarely on the shoulders on your agent! You have hired them as a professional to tell you the true market value of your home. If they were able to correctly assess the true market value and follow that up with the necessary marketing effort, then your home would be SOLD.

I recently spoke with a frustrated seller whose home had been on the market with the same agent for 18 months! The original asking price for this home was $349,900. Want to know what price finally got this home under contract? $274,900. An unbelievable $75,000 price difference! This home could have sold in the first couple of months had the agent priced it right to begin with. Instead, he agreed to an overinflated price to "appease" the sellers and ended up costing them a year and a half of their lives instead. Not to mention damaging his own credibility as a knowledgeable, experienced real estate professional.

The point is folks, your home has got to be priced to sell. It's not about the number you want to get for your home or the number you need to get for your home.....it's all about the number that the current market will support. That's the plain hard truth.
