Things I Saw in the MLS This Morning (hint: expect more)

I am working on an analysis in the MLS this morning and thought I would share some observations.  I am studying a list of 18 homes either for sale or sold recently in Milwood in Austin, TX.  A few things I see:

- Agent remarks:  "Great house."  That's it, nothing more. 

- Living room photo (both living room photos):  dog & cat on the carpet.

- "Hall bath has FUN, updated wall paper."  It is neither.

- Use of less than half the space in the remarks section.

- Assessing a list of 18 homes in Milwood; only 4 have virtual tours.

Expect more.

The brevity of remarks is not just in your area Julie.  People just don't try.  I often wonder if the typing is too painful for them or what their problem is with doing acceptable remarks sections.  Also as Jim Downing in Washington, DC talks about ... pictures!  You don't know how many people look for pictures when they are looking for houses ... I have clients that sit in my office at my computer and look at the pictures to determine whether the house is WORTH their time.  Digital cameras aren't that expensive and it is just about time folks!

Not a problem.  When I'm searching for a buyer, all I need is price and location.  I then analyze what's there and preview. 

It gives me a distinct advantage if I write on a property that has had little to no traffic.

Sadlly we see that here in Orlando alot. One photo, one line remarks, unbelievable! I see this especially on the short sales.

See it all the time.  Why waste a good opportunity to market your property.  If you are allowed 10'ish photos surely you can find ten view to take a photo!

Julie, the lazy realtor does his client no good, but only helps the next agent that will get the listing. Lenn's comment is something that we overlook also.

BINGO!! 

I have found that homes with poor listing information, few or no photos have far less traffic (competition) and higher than average DOM.

They're so glad to see me.

What a disservice to the client.  I saw a listing the other day that had been in MLS for over a month.  It was a condo.  There was one photo.  It was a shot of the building from the highway.  Give me a break.
