     The following market report includes information about the Carroll Creek neighborhood for the 12 months ended Nov 15 2008 and 2009 for comparison. Carroll Creek is part of a larger association that includes two other neighborhoods  The Lakes of Carroll Creek and The Preserves of Carroll Creek. In all the three neighborhoods will have over 600 homes when fully developed. The neighborhood of Carroll Creek contains 195 of those homes built largely between 1998 and 2003 or after.

 

     There were 15 homes sold between Nov 15 of 2008 and Nov 15 of 2009

Average Selling Price of homes sold during this period was $131,400

Average Sq Ft of homes sold 1,689

Average Days on Market of 57

Least expensive home sold was $114,900

Most expensive home sold was $157,000

     In comparison for the same period year ended November 15th 2008 there were 7 homes sold

Average sales price of $143,957

Average sq ft of home sold was 1,752

Average days on market was 88

Least Expensive home sold was $120,900

Most Expensive home sold was $183,500

     Currently there are 6 Active listings in Carroll Creek

Average list price is $139,367

average square footage is 1,711

average days on market is 127

        There has been about a 8.5% drop in average sales price between 2008 and 2009. In this same time period there was an increase of almost 115% in the number of units sold

Great information Brian-  Great area and it appears that activity is picking up. Also looks like the sellers expectations are coming around with the shorter days on market.
