The Charleston Trident Association of Realtors Multiple Listing Service reported 571 residential single family detached home sales in September. This was a 7.53% increase over September sales. Both the average sales price of $260,279 and the median price of $185,000 were consistent with September numbers. The average days on market (DOM) was 101 which was a slight improvement over September DOM of 106. On average, homes sold for 95% of the list price. For every home sold, 1.94 homes were newly listed for sale. At the current rate of sale, it would take 14.29 months to deplete the inventory; six months inventory is considered a balanced market.

 

There are currently 9694 residential properties listed in the Charleston Trident Association of Realtors MLS which is a slight decrease from last month. Of these, 6415 are identified as single family detached homes which is also a decrease over last month's inventory. As of November 17, sales of detached homes are down 11.49% over the same time period last year.

Month's inventory reflects the amount of time it would take to sell out of the current inventory of active listings at the current month's rate of sale and does not include contingent or pending properties.
