We live in a time when many people are selling their homes not because they're upgrading or moving for their job. Many are selling their homes because the have lost their jobs and can no longer afford the lifestyle the have. These families that worked hard to obtain the dream of home ownership are forced to sell, a lot of times at a loss, due to the current economic situation and less than stellar housing market. These tougher times make it necessary to be over diligent in educating potential home buyers to be considerate in respect to the homeowners emotions in selling their home.

Home buyers must understand that while they look at a property from the cost stand point, to a homeowner this is their home. A home where they may have watched their children grow. A home where they may have said good-bye to a spouse. A home with love and memories. REALTORS© and potential home buyers need to be respectful of this and have tact when critiquing someones home

You are so right, buyers don't think about the sellers, and the stress that they might be under. Most are just looking for a steal of a deal and are highly critical.  They are looking for win, and even though we protect their interests a win/win is the goal.   Some agents need to be reminded too that there is a real world outside of real estate where people are doing the best they can whether it meets our criteria or not.  Good manners and respect go a long way in negotiating for a client.

This is another good reason why sellers should not be present when buyers are touring their home. It's fairly common for buyers to discuss problems they see, features they don't like, etc., without remembering who might be in earshot. Of course, we should all be cognizant of the feelings of sellers, but sometimes stuff just slips out.

In a perfect world all sellers would adhere to not being home for showings. My pointis if as buyer's agents we educate our buyers to the fact that the seller may be there and how we will proceed if they are, then we avoid problems that may arise in negotiating with an already hostile seller.  Thanks for the points you brought to light.
