Listing clients ask me all the time.... do I really have to do all this work to prepare my home for sale?

Hi Michele, I think you are right when you say the extra work is worth it. It is near impossible for a buyer to imagine living in a space when they see a room like the first one. It is always a shock to come across belongings strewn around a room. You just don't expect to see that in a home for sale, especially a model home like this one.

Hi Monica, This was a surprize to the agents who were trying to sell the condo. They couldn't believe I fit a queen size bed in the room. They were delighted with the change in the condo. Buyers have positive things to say about the condo now in regards to percieved usuable space.

Hi Cathy, I dubbed this the peacock room. The bedding had peacock feathers for the design and gave the builders beige bedroom some glam.

HI Kim,It really does come down to motivation on the part of the seller. This project was cancelled the first time as the seller did think staging would make a difference. So far, the comments from buyers have been very positive. Most often, it is such a beautiful condo. It is the same condo as before but now buyers can see themselves living there and enjoying the lifestyle of condo living.

Right on, Michelle. Sellers forget that buyers are comparison shopping. And they will even make compromises on their original wish list if they get emotional hooked!

Hi Deena, Absoluely true. Most agents will tell you that buyers will have a wish list of requirements for their next house purchase and end up purchasing something that is totally different than the original wish list. I am guilty of this myself. When shopping for my present house I wanted a bungalow and a double car garage. Nothing else would do. I purchased a 4 level split with a single garage. Hmmmm...... see what staging can do? It allows buyers to see the possibilites of how to live in a space and help them make purchasing decisions.

You are so right, staging lets them see the possibilities as opposed to that ugly room with the mattress against the wall - most people don't have the imagination to see what could be!
