Drama Free Home Selling begins before any hint of a sign in the front yard.   Home selling REQUIRES preparation NOT drama.  The tasks include repair, clean,  declutter, and home stage prior to listing the home and prior to placing a For Sale sign in the  yard.   Keep the drama on the stage of the theater and keep home selling Drama FREE! Stage It First!

The hard work of selling is done long before any sign goes in the yard.   The most traffic to a house for sale occurs in the first 30 days.  Don't take my word for it.  This is based on information from the National Association of Realtor Website information.

To be drama free, wait on the sign until the house is totally ready for showing.

 To get DRAMA FREE, a seller must want to sell, sounds obvious, I know but bears repeating.  When you are ready to sell, you are ready to clean, smile!  I am not talking about half hearted dusting, but as Barb Schwarz, a self proclaimed guru of home staging as well as the CEO of www.stagedhomes.com uses the phrase "Q-tip clean.

Now Barb doesn't say this because she doesn't like  you, but rather that cleaning is  so important.  It is not rocket science, but an owner's clean is not really clean.  So bite your tongue and whatever else you have to  and clean as if your life depends on it, well maybe not your life, but the sale of your home is.  I have never had a buyer go, "you know now, that house smelled too clean and those windows sparkled too much!  

Next, declutter.  That also means all the nifty collections that are worth a small fortune and will carry you through retirement must be put away.  If the collection is that valuable, why take any chance on sticky fingers going through the house.

Let the light in.  No one can appreciate what  one can't see literally.  If the curtains are closed, don't expect even the most thorough Realtor to see the house.

Have we had any drama yet?  NO, just don't add any. Drama is not required.  The best way to insure lack of drama is to not have any dog, or cat in the backyard. If you want to be a drama queen, insist on keeping a dog on the property.  Dogs bark and scare people, so put the dog in a kennel if you have to.

BE Drama FREE!  Clean the house.  Stage the house.  Then and only then put a sign in the yard. Then sit back and relax. 
The only drama will be the excitement of an offer on your house.

So I take it you don't get involved in Short Sales?  There's no such thing as a "Drama Free" short sale.

This is a great post.  As a Realtor, I know that every transaction has some drama - as there are a lot of drama kings and queens out there.  But if your steps are followed, the drama can be "dramatically" reduced.  Most of all - stage before it hits the market!  This year alone, I can point to vacant property upon vacant property that languished for many months with no offers.  Then I was brought in to furnish and stage and the properties were under contract within 2 to 6 weeks!  Staging works!!

Geoff, Thanks for your comment.  This post is from the seller's approach to the sale and emhasizing what the seller can do to make the sale easier.  There's no magic potion to prevent all drama  however preparing the home for sale and presenting the home with staging prior to the sign does make the house more desirable to buyers and will usually sell much more quickly hopefully prior to the short sell process.   Having the home prepared saves a lot of time with last minute repairs,  buyers backing out, and  last minute negotiation such as a plaster repair somewhere, that kind of thing.

Your post's are always so entertaining...and educational.  Your point is great though...Stage it first to get a great first impression!!!  Staging means less time of the market and Staging is always less than your first price reduction.  So everyone wins!!!
