You know too much!

Home Inspector with Inspector Mike #2116

Had a Realtor tell me that the reason that she would not use me is because I know too much and would find too many problems with the house.

I guess that this is the only profession where you are penalized for being the best.

Sad but true. I wonder who her client would want inspecting their home? Her hand picked inspector or one that is looking out for their interests.

This could be a huge problem.  We are supposed to be looking after our client's best interests, which means passing on the house, if necessary.  Another one will come along - one that will not have huge problems, and put the buyer in the poor house.

It's people like this that give the rest of us a bad reputation.

Mike - that's just crazy.  I think her clients should refuse to use her for not knowing enough!  LOL  My favorite home inspector makes other Realtors cringe.  As a former trial paralegal, I think the more the client knows about the home they are buying, the more protected we are....everyone!  Just because an inspector says the furnace filters need to be cleaned, doesn't mean someone shouldn't buy the home.

The inspectors job is to educate the buyer on what he/she is buying.  My job is to educate them on what constitutes a latent material defect, and what is normal home maintenance, and what they can contractually ask the seller to pay for.

Hi Mike - What Realtors don't want in a Home Inspector is an inspector who scares the heck out of a buyer on issues that aren't really relevant.  What Realtors want is an inspector who will identify serious issues like structural problems, safety issues.  What Realtors don't want is an inspector who makes a big deal out of leaves in the gutter or the door doesn't shut perfectly.  Realtors also don't appreciate when an inspector states that he or she recommends that a "Professional" investigate nearly everything further.  Is the Inspector not a "Professional"? 

I recommend the same Home Inspector everytime becuase this inspector does a fantasic job of finding the serious issues and further explains the maintanance issues as such.  When this inspector is done the Buyer knows just what they are getting and what they are not.

Home inspectors are not regulated in Wyoming either. And my favorite inspector frequently doesn't get the job for the same reason - he's very good!

Mike,  As a REALTOR I have no problem with a great home inspection.  I have had problems with home inspection reports that had an antagonistic tone built into the comments portion of the report.  In one case the inspector stated the HVAC duct installation was not professional.  Because I'm also a contractor I knew the installation  in fact met the code.  Perhaps the inspector was trying to demonstrate how much he knew or a loyalty to the buyer with that type of approach.  If so the approach failed on both counts and can be a deal killer.

Yes how you report something can make or kill a deal.

I report on the condition of the home. I am not there to prove how smart that I am. Already did that for The State of Ohio.

That is the best reason to use me. I do not have anything to 'prove'.

Mike -- I wonder if that same real estate agent would want to use you for a home that SHE was purchasing?  I bet she would.  Doesn't sound like she has her client's best interest foremost in her mind.  I'd want an inspector who's honest, thorough, and who can communicate all of the important facts discovered in an inspection.

Most are good Realtors but not all.

Mike  some times I think your head is to big  . Ohio Dose not need to regulate home inspectors . or lisc them for that matter . when writiing the report you are giving that information to your client . Leaves in a gutter do matter , it can cause alot of damage when not cleaned . The way to state that is in a maintinance type wording .  Or give the client maintinance tips Like I do . this will help the agent understand that the leaves are not a big issue but can be if not taken care of . I am known as a deal killer to some . But to my clients I am the man who knows what the clients want. Many ahpy clients . no brag just fact .
