The Clock Is Still Ticking....Get Out There and Start Your Search

I am only human...I put off many things that I don't like to do...laundry, filing and sometimes thank you cards.  This past summer I was able to help a few 1st time homeowners close on homes before the original homeowners credit was extended.

With the current extension we will again have many homeowners put it off until there are only a couple of months left to get that contract signed and approved by April 30, 2010 and closed by June 30, 2010.

Looking for a home can be a challenging event in the best of times.  If it's your first, the whole process can be intimidating and confusing.  New terms, more paperwork, time involved in narrowing down your choices, finding someone to trust that will help you through what looks like a labyrinth.

So start your search early.  Find a real estate agent that you are comfortable with.  Everyone has a different style of working and a personality that may or may not match with your own.  Get pre-approved for a mortgage so you don't waste your time looking at homes you can't afford. 

Make a list of what you really must have vs. what would be nice but not necessary.    Now, get set, and start your search!  Yes, now, not tomorrow.  Sure the holidays are here.  Take advantage of the time.

Sellers are not expecting offers.  Sellers may be more inclined to negotiate.  You have less competition for some of the homes.  You might also take advantage of a "short sale".  These take extra time but are great ways to buy a home in decent condition under market price.

Don't wait until 2010, don't put off what you can do today until tomorrow...the clock is ticking.

Great post and I am betting we will see the same thing again, many buyers waiting until the last minute to buy a home.  And, yes we will see NAR trying to get another extension to the tax credit.  Almost a never ending cycle.

Good advice Evelyn - I don't think anyone should buy just because of the tax credit - but for those who are ready to become homeowners - now is the time.

The first step is to meet with a reputable lender and learn how much they can qualify for. The second is to look at their own finances and see how much they can comfortably pay each month.

The next is to let their real estate agent know, so he or she can find the homes that fit.

By beginning the search now, buyers are more apt to find the perfect home and negotiate successfully than they are if they wait until the last minute. Anything done is a big rush is apt to be a mistake. Plus, I would worry about getting a closing done in 60 days if it's the last 60 days.

But back to you... procrastinate with the laundry and filing, but not with those thank you cards! Those can be one of the best marketing tools anyone can have! Ready my article in to see why.

Well hopefully the market will pick up on its own without another extension of the credit. I am hoping that people will not wait until the last minute - it makes a stressful event even more stressful with a deadline looming.



Actually I don't procastinate on the thank you cards, laundry but sometimes on the filing.  Great article.  Thanks for including the link.

Evelyn:  Great advice for everyone!  We're all guilty of putting something off ... but if you're interested in buying, have reasonably good credit, and can budget yourself well ... now is the time to buy.  You're so right about that!

Hopefully all that read your article follow your good advice ... and then turn around and advise others to do so as well!

Thanks for your comment.  If more buyers would take your advise and start buying something that they can afford it sure would do a lot to decrease the inventory. 

Unfortunately, so many people want to start out at the level their parents ended up in not realizing that it took years for their parents to get to the big house that some young adults are staying home or living in apartments.

We all have to start somewhere and financially affording your own place and being able to make it your "own"  in style always takes a small step.
