I was looking for ways to get short sale leads. I was wondering where everyone was getting leads besides work of mouth. Also, once you do have the lead are you doing a mail campaign and if so what type of champaign are you working? Thanks for all the sharing and look for forward to hearing from everyone. Thanks!

I just completed my CDPE designation and am going to start with my own database to find out if my clients have friends/family/co-workers/etc. who I can help.
Jack, We get short sale leads just like we would any other other lead. Referrals, internet, targeted mailers and word of mouth.
Expired listings and mailing out to 60-90 late pays is a good source.

What service are you using to get the 30 60 90 leads? Also, the mailers are a great idea. If we could find a servicer of the 30 60 90 days lates then we could hit them up with unique mailers. Thanks for the comments!
I would also like a resource to find those individuals who are 30, 60,90 days past due. In Georgia, we're looking at an estimated 30 day process after Lis Pendens has been filed.
