UP TIME ... at French Real Estate in Ocean City, New Jersey

 

I'm a sales and rental real estate agent in Ocean City, New Jersey in the northern part of the island ... that area identified on the maps as "the Northend" and "the Gardens."  Let me tell you just a little more about this interesting section of Ocean City (NJ) ... it starts at Sixth Street and runs to the end of the island where you leave via the Longport Bridge.  It is one of the widest part of the island which means you have Bay Avenue on the west side and a "900" block of many streets.  Going on, Atlantic Avenue which starts at North Street runs only to 9th Street, Ocean Avenue again starting at North runs only to 16th Street.  One more, Central Avenue again starting at North is about an 7-to-8 minute walk to the beach is the beach block street starting about 29th Street.

Back to the Northend and Gardens:  the Northend starts north of Sixth Street and runs to south of North Street; the Gardens starts north of North Street and runs to the end of the island.  The Northend is a combination of single family, multi-family, and condominium property categories with a more residential flavor further away from the beach and a more summer rental flavor closer to the beach.  The Gardens is almost completely single family with three or four sections designated as condominium sections.  Most of the Gardens is either residential year-round or residential second-home.

So what does this have to do with "up time."  Not much.  But I wanted to identify my little area of coverage ... where our agency office is located, where I live, and where I walk and bike around most of the time.  I am only about 2 or 3 blocks from the agency office.  I have almost all of my sale listings in this area.  I do all of my summer rentals here.

After about ten years of much more up time, I came to a conclusion that I could function with less specific time designated as "up."  Don't confuse that as not being in the office ... for I continue to work5-6 days per week ... and often during the summer months all 7 days some weeks.

But my "up time," that time when I may be alone or with one other agent at the office to meet any people coming to the agency office is now down to nine (12) hours ... Wednesday from 9-1, Thursday from 1-5, and Friday from 9-1.  I also have a full Saturday and Sunday once every five weeks also designated as "up time."

Up-time is mostly geared to "phone calls" and email contacts" through much of the year ... not as many walk-ins occur during much of the year.  Before the internet, the amount of "walk-ins" was much higher for both buyers and perspective rental tenants.

Clearly, the changing nature of real estate with computers and the internet, etc. has continued to create lasting changes in the work of the individual agent.  Obviously, how one uses their time ... be it "up-time" or "any time" while working is the most important aspect for this type of work.
