I was showing homes today to an investor that is actively looking for properties. This guy is very particular!So we got to our 5th and final home today and there was another agent there as well with a family of 4. I thought to myself, if these people get it at the right price and clean it up nice they might be one of the few homes in the neighborhood with equity!
As we were walking in the home all I heard was a gasp from the wife then she said "this place is disgusting!"I could be wrong but I'm pretty sure one of their kids was actually dry heaving! I knew the house was a bit rough before I got there, thats why I was wearing jeans and work boots! It really wasn't that bad overall, smelled funky and needs some drywall repair in a few places...about $1,500 and the place is tenant ready if ya ask me. The couple made it about five steps into the home and turned around. This apparently was their last stop as well since their agent stayed to tour the home.
While my client was walking through the home I started chatting with the other agent. I kind of laughed and said I don't think this is the place for them. (we've all been there) After he descibed to me what his clients were looking for he said "I thought this place might have been a winner, the agent must have photoshopped the pictures that are in the MLS."To his credit I will agree that the pictures in the MLS don't reflect the homes actual condition. With that said, photoshop was not used...just a little program I like to call selective photography!
It was probably about a month ago I had the chance to tour the home at a brokers open. Brokers opens in the Cleveland area on held on Tuesdays around lunch. At the time I didn't have a buyer for the place, I went for lunch and a chance to win a gas card. LOL. If you are a Realtor in our market you never have to buy lunch on Tuesday's! I attend at least one every Tuesday...not just for food and gas, they are also a great place to meet agents. As a new agent in the area it's a great way to meet people!
I find it amazing that some agents in our area will sit in the office all day thinking that million dollar listing is going to call in and ask them to stop by to put a sign in their yard. They don't have the time to see something real, something that is actually for sale and something that could possibly put some money in their pockets??? i don't get it!
Brokers opens to me are just what I do on Tuesday's. Even if you aren't working with a buyer they are great to attend as you never know who you will be working with tomorrow. Not to mention the fact that it helps to know what's on the market without always running to a computer!
