Hemet California Real Estate has appeared to hit the bottom of the real estate market in August with home values bottoming out at around $130,000 and has started it climb up again to where it is now selling, on average for closer to $137,000.

It should be noted the key word in the above paragraph is APPEARED…there is still a vast shadow inventory that could drop the bottom out of the market in a New York Second, if it were to hit all at once. .



Looking at the activity for the last week, it definitely appears as if the real estate market is moving up in price in Hemet, CA…This chart shows the average sold price for Hemet real estate in 7 day blocks…

John - It looks like your inventory is getting lower, helping your prices to rebound some. It seems many areas are worried about the shadow inventory of REOs these days great you make people aware of the possibilty.

The bottom of the market down here seems to have been in January 2009, right when President Obama took office.

I had heard that there was a huge shadow inventory that was supposed to be released in April 2009. Nope. Then August 2009. Nope. Who knows. All we can do is just keep on keeping on.

Here in the Hemet - San Jacinto Valley we have many great bargain prices - almost new homes (circa 2006) with 2800 sq ft just sold for $135K (my listing) - in decent shape, just needing basic cosmetics.

From Nov 2008 throu Oct 2009 we have sold 131 more REO's than have been listed in our local market.
