All I want for Christmas is..... Over the weekend I had the opportunity to spend time with some of the younger members of the extended family. As they tore apart the Black Friday ads for toys and games I heard "I want this!" and "Can I have that?" many times over. I remember the innocent joy of wanting everything I saw in the catalogs. I wanted it all but I did not expect it. I was prepared ahead of time by my parents to know that Santa could not possibly bring everything I wanted. A little dose of reality saved me from tears Christmas morning.
Sometimes, when I am starting a home search with clients, I feel like they have just pulled out the Christmas Catalog and started checking something on every page. Of course we want everything but unless you have an unlimited budget and unlimited time to search you will not get everything. Just as my parents did years ago with my Christmas list, I have to help the buyers narrow the list to those things that are vital, those things they would hope to find, and those things that they can live without. It can be disappointing to them to hear but it is needed if they are going to #1 find something at all and #2 actually be able to afford the property once they find it.
The value in hearing this message is huge for home buyers. Paddy, you are absolutely right. Sometimes while we're looking we find that their "#1 must have" isn't as important as maybe another. That's why it's so important for us to truly listen to them.
Very timely. I just posted an article on making lists and checking them twice as well as one about wishing wells (separating needs from wants). Obviously those of us in the field understand the i,portance. Nice job.
So true..just got an email from a new client that wants a one plus acre 3 bedroom 2 bath home for $49,000. Not gonna happen....

Man I am so there! My kids go through the ads the same way, however it took yo to remind me I did the same thing when I was a kid...yeah and when I was looking for a house.

I think we would all like that Pat. That buyer is in for a huge helping of reality.
I think we all did Paul. I find joy in it, the thought that anything is possible but it is nice to be prepared for the truth in the end.
I get calls from buyers who are unrealistic. If they are serious about buying a home I educate them about what is possible for them in the current market. I am amazed when the home they purchase is so different from what they thought they wanted at our first meeting.
So true Deanne and it is so exciting too. Part of my joy in working with home buyers is helping them find something perfect even if they did not think it would be!
