For professionals in the housing market, hiring and choosing a professional becomes easy through practice.  

If you are still getting practice or if you are a homeowner that needs to hire someone for home improvement,

we would like to share some tips to help you with the hiring process.

DECK REBUILD-RENOVATION CONCEPTS

    1.  First determine exactly what you need done and write it out. Supply as much detail as possible to your contractor so they can provide you the most accurate quote.


    2. ALWAYS get multiple quotes!  In the purchasing world of business, the old rule was "get 3". Make sure each contractor is provided the same information so they can quote based off the same information!


    3. Ask the contractors to provide specific details for their scope of work and the materials they are providing (if any).  You have a right to ask questions . Remember, the Devil is in the details!


    4. Request separate lines or quotes for separate projects when possible.  This will enable you to identify your costs a little better, and to be able to split the work up should you need to hire separately based on strengths or prices. 



5. The cheapest quote is not always the one to choose. You might get what you pay for.
The right questions to all the contractors will uncover the answers you need if there are
large variables in the quotes.

6. Beware of Contractors asking for more than 50% down.
Sometimes 15-25% is sufficient for the first draw. Small jobs shouldn't require any down payment except in RARE cases.


7. Select your Contractor or person based on the level of the job. Consider the trades involved and the versatility you need. Don't over or under-hire.    


8. Ask the Contractor to provide a COI (Certificate of Insurance) for liability. He should also have workman's compensation insurance, too. 
You may be liable if a worker is injured on your property without this.

 

9. Select contractors from reputable sources!  Word of Mouth is an excellent source and you are receiving a reference up front!

10.  Beware of high-pressure sales tactics.  You should never feel pressure, guilt, or intimidation when making your selection! 


11.  Call the Better Business Bureau or Attorney General's office to see if there are complaints. 

12. Be wary of large discounts that are offered.  If it sounds too good to be true, it usually is.

 

13.  ALWAYS get the physical address of the person doing your work!  PO Boxes are never enough!

 

pen and paper14.  GET IT IN WRITING!  Ask for a written guarantee for the work with the details of the guarantee.

15. GET IT IN WRITING!  Don’t forget the schedule of payments, materials covered, materials to be used, their anticipated schedule (inclement weather and other reasonable delays may occur),and what clean up they will be responsible for.
