I really need some advice. We have a home listed in a nice subdivision in Dacula, Ga. There are 6 homes for sale in the neighborhood. All of the homes have been on the market for at least 6 months with 0 showings. They are all listed with different agents. We are all stumped!! Any suggestions would be very helpful!

I personally and I know some don't agree, but I would withdraw the property.... take new photos and rewrite descriptions and submit it as a new listing to "refresh" it.    But with 0 showings is it the location or the price?  Or is it your market?

How is the rest of your market? Is it just this neighborhood or the entire area that is stagnant?  Sounds kinda odd that none of the homes would get a showing unless they are all overpriced drastically!

I would agree with what Desiree said, and with at least 2 of the listings decreas the price by 5% or more and see what happens.

This whole area is just plain old slow this year... I don't have the numbers off the top of my head but it is a saturated market in Gwinnett county right now and just not enought buyers to go around it seems from what I understand. (p.s. I am not a broker but I am hearing this from a lot of folks)

We've reduced the price and let the listing expire. Re listed even had a group open house in the neighborhood and no one showed up for the open house. The homes aren't over priced all agents with different brokers and we've all run comps in subdivision and area.

Market is slow but were getting calls on all of our other listings.

We are all baffled and frustrated.

I don't care if the house is falling down.  If it is priced right it will sell!!!  Not that long ago houses were selling with 10% - 15% interest rates.  How do you think sellers over came that obstacle?  PRICE!

It may not be what the seller wants to hear but it is the truth!
