As 2009 draws to a close, I first wish to thank God for giving me excellent agents, brokers, mortgage people, home buyers and sellers that have helped make 2009 a successful year.  Even though the market is down my business has been up.  Some of the things that I noticed this year is that buyers still do not see the value in a home inspection for a foreclosed property and then end up getting in over their heads.  Some of this is due the misconception that "as is" means "as is".  I have performed a number of inspections that the buyers have been able to go back to banks and get monies or repairs performed on their "sold as is" property.  Another part of the problem is that some agents do not properly inform their clients of the importance of a pre-purchase inspection.  Perhaps they are afraid of the inspector finding defects in the home that may "kill" the deal.  Is it not better to have a well informed buyer then to have a bitter homeowner?  In 2010 I challenge everybody even in these difficult times to inform the buyers and sellers of all of their options and to make a renewed commitment not only to yourself but also to your families and clients. As the Army slogan goes "Be all you can be!!" or as a mentor once told me, either be a Leader, a follower or get out of the way.

Nice post for being grateful for 2009 and having a positive outlook for 2010.  I agree with many of your comments as I have been preaching to my clients what "as is" means all year with all the foreclosures here in Arizona.

Here the market has been hit, but not as hard as other places. I think the last numbers were that we were only down 2.5 percent from last year.  So you agree with many of my comments which leads me to believe that you may also disagree? What part did you disagree on?
