Is a new construction Home Inspection necessary?

When a buyer asks your opinion on whether they should have a home inspection on a ‘new’ home do you say yes?

Maybe you should reconsider this advice.

Would it be fair to say that your client is expecting that the inspector is there to verify that the home has been properly constructed? If the answer is yes then what your client really wants (needs) is a ‘code’ inspection not a home inspection.

Home Inspectors do not do code inspections, just ask them.

Every home in Ohio is required to be built to The 2006 Residential Code of Ohio (RCO). If someone is inspecting a home using the RCO, the only way to perform a new construction inspection, there are some components of the home that require the inspector to be certified by The State of Ohio. Very few Home Inspectors have this.

I don't think it's the code inspection that concerns me with new construction. It's the reversed polarity, reversed hot / cold water, missing kick-out flashings, missing shingles. I've seen them all on new construction inspections.

If those problems, and they are code violations, are obvious how many more important problems would be discovered if the inspector knew the codes?

Everyone I've had inspected has had a "blue tape" list for the builder of issues.  It's well worth the money to have a professional go through the home on new construction.

Mike,  I think every set of eyes inspecting a home can help -- it is easy to miss things.  I know that the governmental inspectors are supposed to catch code violations, but I have seen many items that may not be code violations and are items that typical home inspectors should pick up.  I always recommend home inspections on every home.  On new homes, I recommend inspections at several points during and after the construction.
