There is social media where family and friends can communicate with one another about personal matters.  There are the socialmedia sites that professionals use for networking to stay in touch with who is doing what.

Now, let's discuss the value of social media with Real Estate Professionals talking with the consumers.  Let's discuss topics that agents can focus on that consumers want to know about.  Do they want to know about that new listing or that open house that may or may not be in there area?  Real Estate professionals are blogging this type of information because of the hype to get indexed on search sites and other reasons.

When blogging on your site that is affiliated with your website -- put yourself in the consumers shoes -- What do they want to know about and what would they take the time to read about?  Keep your posts concise and to the point and interesting.  Post to your blog site with their best interest in mind.

Start thinking about the ideas you can blog about over the coming months.  Create a plan and work the plan, week by week action plan and start making a statement in your market area as we finish 2009 and enter into 2010. 

Here are some ideas for blogging and please feel free to comment with what topic has worked for you in your market area so others can learn from them.

1 - Discuss market conditions in your geographical coverage area.  Are listings up, down?  Are prices up or down?  Are sales up or down?

2 - Home values or recent sales in the area -- consumers want to know what nearby neighbors are selling properties for.

3 - What is happening with good faith estimates and what disclosures are now required when buying or selling

4 - First time homeowner tax credit -- keep it simple and explain to your market what that might mean.

5 - How to prepare your home for sale

6 - Where consumers can look for listing information that can help them with community and school information.

7 - Community Garage sales

8 - take photos of the holiday lights and decorations in your area

9 - learn about local historical events and post timely topics regarding these events

10 - Guidelines on what to offer for down payment when purchasing property in the area.

11 - what is happening in your area with foreclosures -- up or down, how many bank owned properties are there and become the expert in the consumers eyes

12 - What exactly is curb appeal

13 - Local shopping and attractions in the area

14 - What are the average costs for gas and electric in your area

15 - Should i rent or purchase and what are the key decision points to make that decision

16 - offer moving guides or resources for those that are going to move --- local movers

17 - create a list of electricians, plumbers, pool, property inspectors and others that you feel comfortabel referring out to

18 - Safety tips for homeowners with children

19 - Earthquake preparedness ideas

20 - Fire Safety tips

and so many more -- feel free to contribute so we can all learn what works for you.
