House Burned Down Next Door -- Selling Point, Right?

So I think everyone was fine, but the house next to one of my listings was struck by lightening a few days ago.  It looks like the chimney exploded and the second floor is toasty.  The home should be salvageable, but it will take quite a bit of work. 

Anyone have a story concerning events beyond their control affecting their ability to sell a home?  I would love to hear an "I can top that one!"

An agent in our office got a call last week from a neighbor reporting water pouring out of the roof ~ not off the roof, but OUT of the roof.

He thought that maybe it was a roof leak and the neighbor was just not seeing it right.

Nope, turns out, someone had broken in the house, cut the copper plumbing lines to the hot water tank (and got burned in the process - they cut the HOT line first!).  Problem is that the tank is in the attic.  So, long story short, water is running all over the attic and gushing everywhere, including right through the roof, like a geyser.

Agent gets the water turned off, but not before the entire house is drenched.

It's hot and humid here. Lender owned property and asset manager doesn't want to spend a lot to fix it up correctly. So, they drop the price a couple thousand (was only $29k to start) and hope it sells quick.

I told him to market it with an indoor swimming hole a.k.a. the cement pond!

An agent that I know had a double murder in the house next door to the one that he had listed.  His house had been on the market for a while.  2 days later his house was under contract!  Wonder if someone saw his sign on the news?

A few days before settlement, a house I sold had a serious fire.  My buyers didn't freak out at all, and by the time the seller's insurance company paid for the repairs and restoration, it was a much nicer house.  Their patience paid off, and they wound up with about an extra $50,000 in equity by the time we were finally able to settle.
