Stuck in the Middle

There are homes on the market right now that are the absolute dream homes for first time buyers. They are shiny, loaded with appliances, and they have that new house smell. Buyers fall all over them, and they are selling.

At the same time, there are distressed properties that need to be gutted and updated from the ground up. They are very cheap, and people are fighting over them left and right. The bidding wars are in full swing on properties such as those.

 

In all of this, most homes are stuck in the middle. What can you do if you are stuck? Here are a few tips:

 

1. Find people that you know who will give you an honest opinion of your house. Ask your agent to bring in a team of agents from their office to come in and evaluate the property in writing. If you are a For Sale By Owner, ask a team from a local real estate office to come in and tour to give written feedback. It might seem painful, but agents see houses all of the time. They know.

 

2. Update and make improvements, or lower your price. One or the other has to happen. You will know if you are on the right track by the activity. You should be getting traffic-even in this market. No traffic=no offers.

 

3. Take a look at the marketing. Are the photos fresh? Has something changed?

 

4. Make an adjustment in the price of the listing. A small adjustment in the price, or a large one, if needed, will bring the listing back to the attention of the public.

 

5. Offer something that no one else is offering. Offer to pay taxes, HOA fees, closing costs, etc. Home Warranties are enticing as well.

 

If your home is not selling, there is a reason. If there is no activity, there will probably be no offer. Do not allow your home to sit on the market without doing something to bring buyers your way.

Dawn ~ Great post for sellers with enough information for them to get a true evaluation of their home instead of the inflated value that is now gone.

Thanks, Monique! I agree! Sellers need more objectivity since we get so emotionally attached to our own homes.
